Towers 01 and 02 represent the completion of Phase II within the Nashville Yards Development, a dense, urban mixed-use development within the downtown core of Nashville, Tennessee. The two towers host over 1 million square feet of office and amenity space that has been tailored to the needs of a single global technology company tenant. The project design focuses on three key elements: people, places and performance.

Located on an urban brownfield site within the Nashville Yards, a 19.2 acre mixed-use development along the western edge of the central business district, Towers 01 & 02 provide 1,100,000 square feet of Class A office space dedicated to a leading American global technology company focusing on e-commerce, cloud computing, online advertising, digital streaming and artificial intelligence. In addition to conventional office space, the program is comprised of a robust series of indoor and outdoor amenity spaces that frame a rich and diverse experience welcoming people back to the workplace.

Beyond the enclosure of the towers, the project establishes an active new public realm connected to the elevated Church Street artery into downtown through the construction of a vehicular and pedestrian bridge. A variety of health-centered food/beverage tenants and a boutique fitness studio line this new ground plane. This viaduct vertically separates public access from service functions below.

The built forms and facades respond to environmental conditions and improve building performance with a focus on energy-use reduction and occupant comfort. Solar heat gain and glare are reduced through manipulations of the massing, external shading devices including vertical fins / a horizontal brise-soleil , and window-to-wall ratio reductions on orientations most impacted.

The interior design seeks to create a welcoming and vibrant workplace by balancing the raw and refined through a diverse range of workspaces and amenities. The spaces embrace themes and experiences from the tenant’s corporate headquarters in Seattle, while introducing employees to Nashville culture through a celebration of its people, places and wide-open spaces.

36,000 sf of outdoor amenity space is dispersed between levels 05, 20, and 26. A variety of open, covered and shaded spaces are surrounded by lush native plantings. These offerings encourage employees to get outdoors and enjoy views of the natural surroundings through spaces that are specifically designed to support a variety of work and social activities of all group sizes.

Carbon fiber structural framing elements and tensioned PTFE membranes provide the make-up for a series of biophilic shade structures on the Level 05 Amenity Deck. This cluster of seven elements combines to define a protected, flexible gathering space for large events. By day, the white assemblies compliment the building material palette. By night, the integrated LED lighting system provides a dynamic, contrasting burst of color combination and moods.
