Charged with the desire to continue in Clifton Avenue's transformation, this project re-energizes the corridor with a variety of uses combing retail, residential and communal spaces to activate the street front and provide a unique vision to encourage future development and define a sense of community.

This urban development is a wonderful fusion of living, working and socializing in a pedestrian oriented, vibrant community. The mixed-use building is built to the sidewalks along the three public streets and a rear alley. On-street parking along Clifton Avenue and 27th Street help to provide a buffer between the development and the busy street while providing parking to support the retail. The alley which currently cuts through the site will be re-directed to empty onto a side street, releving additional traffic on Clifton while allowing a more cohesive site to generate a better community and street frontage. The re-dedicated alley provides access to the off-street parking for the residential units. The project consists of 29 residential units, 2 townhouses, with retail and a restaurant space on the ground level. The contemporary design gives an identity to the project through the use of “floating planes” that slide along Clifton and 27th Avenue all tied together through the use of a “ribbon” element. The mixed-use building is divided into two buildings aligning with their respective street and connected with an exterior walk-way. The linear plane of the roof returns down to capture and screen the outdoor walkway giving additional privacy to the individual units. At the intersection of the two buildings a breezeway is created generating an outdoor room, suitable for relaxing and socializing and is conveniently located at each residential floor. The highest floor contains the penthouse units with a private garden terrace that provide stunning views of downtown Nashville. Planned above at the corner of Clifton and 27th Avenues is a roof top community terrace and garden space where residents can spend time with each other in a sunny location outside their home with a game of bocce ball or even enjoy working in their garden growing vegetables or flowers. Retail is planned along Clifton Street that activate the street and will connect to the development to the neighborhood. The space at the intersection of Clifton Ave. and 27th Street will house a restaurant with areas carved away for outdoor dining. Continuing along 27th Avenue, two townhouses are planned that will help to bridge the scale between the single family residential neighborhood and the 4 story mixed use building.
