Radius at Donelson was designed to provide a high-quality, affordable rental option in the emerging Donelson community on the outskirts of Nashville. The design team utilized creative solutions and cost-effective products to craft contemporary spaces characterized by a variety of floor plan options, open spaces, clean lines, and modern amenities.

With the sky-rocketing growth of Downtown Nashville in recent years, many residential rental options close to Downtown are above the price range of mid-market renters. Donelson became the ideal location for an reasonably priced multi-family development as it balanced the proximity of a short drive to Downtown Nashville, while also being situated in walking distance of a variety of food and retail options.

As the project began, the design team faced two predominant challenges pertaining to the existing site conditions. The first challenge was managing the noise of Briley Parkway, which is a large freeway running adjacent to the site, and the second challenge was a significant grade change.

The design team addressed these two challenges simultaneously with a creative arrangement of the three apartment buildings, placing one to screen the rest of the site from the road and another on a hillside to manage the grade change with 4 floors facing the downhill side and 3 facing the uphill. This overall design allowed both buildings to screen the site, both visually and for sound control.

The team came together to create a highly efficient plan to prioritize a luxury-feel for each unit. To achieve an appropriate solution, the design team paired spacious, open floor plans with large windows and private balconies. By crafting a space with ample natural light and modern finishes, the spaces exude a modern and urban feel, without the costly prices of Downtown living. In addition, the development team asked the design team to satisfy a variety of needs for potential tenants, so our answer was to offer several different floor plan options with a variety of one and two-bedroom units.
In addition, the team managed to include several sought-after amenities such as a pool, a conditioned mail room, a fitness area, and a club room that opens directly onto the pool deck. Bringing the same high-value mindset inside the apartments, the unit interiors are characterized by a modern sensibility and include granite countertops, neutral colored flush-face cabinets, and stainless-steel appliances.

The advantages of the location along with the apartments’ sophisticated, modern aesthetic set Radius at Donelson apart when compared to the surrounding community. The lease-up duration lasted roughly half of the time expected and created an opportunity for the owner to maximize rental rates in response to the demand.
