Located on one of Nashville's most prominent riverfront sites, Peabody Union establishes a new urban experience with a vibrant hub of retail, commercial, leisure, and residential spaces. The design harnesses the history and geography of the site to create a unique contextual response at once inspired by the history of the site and decidedly contemporary.

Developed by Stiles | Hensler, Peabody Union introduces 50,000 square feet of retail space, 250,000 square feet of Class-A office space, a 455,000-square-foot luxury high-rise residential tower, and 132 000-square-feet of open space across four distinct but related buildings.

Sited just north of the historic trolley barns, a series of three long, linear commercial buildings are oriented north-south in keeping with the landmark structures and extending the open-air pedestrian alleys that run between them. At this plaza level carves in the buildings create protected, paseos that weave the alleys together and provide views and pedestrian connections between the buildings, the Greenway, and the surrounding urban streetscape of activated restaurants and boutique retail.

Further recalling the historic vernacular of the site, two low-scale, linear retail buildings nearest to the river are wrapped in brick and steel. The third, a six-story office building with ground floor retail, is clad with a dark copper-anodized aluminum metal panel—a rich interpretation of industrial materiality. Inspired by the past, the office building is designed for the future with a long footprint creating large, 50,000-square-foot floor plates in high demand by tech and creative clients.

Straddling the two low-scale trolley barn-inspired buildings, an iconic residential tower stands in stark contrast to the historic scale. Raised 300 feet off the street, the tower allows ground floor activity to pass beneath. The 27-story tower is sheathed in a dark-copper anodized aluminum metal panel to complete a cohesive vision with the office building.

Slated for completion in 2024, Peabody Union will introduce Nashville’s most comprehensive and distinguished collection of retail, commercial, and leisure, and residential spaces.
