This adaptive reuse project, located in Dickson, TN provides three new office and retail tenant spaces within its original roofline. The design is both contextual and progressive with large steel framed windows in its two primary brick facades, exposing its updated interiors and providing natural daylighting.

This adaptive reuse project was the vision of a Dickson, TN native who saw an opportunity to utilize an existing vacant building on a prominent corner at the intersection of E. College Street and Mathis Drive and create a mixed-use development with office and retail tenants. Originally constructed in 1999 as a Rite-Aid featuring a recessed corner entry, the existing 11,600 square foot building footprint and structure were reinforced and minimally expanded to recapture the former outdoor entry space within the existing roofline. The two primary building elevations newly express brick and large steel framed windows, while secondary faces feature new stucco in place of the old. The design is both contextual and progressive; enlarged openings expose the spacious interior with its new steel mezzanine and provide natural daylighting to all three tenant spaces. The building’s revival has the potential to catalyze future design in the vicinity and improve the contiguous Dickson community.
